Leasing Agent

You will be responsible for finding, promoting and leasing vacant commercial space, working closely with landlords and real estate investors to maximize the occupancy of their industrial and commercial properties. 

We are looking for a candidate who can demonstrate autonomy and proactivity in his/her responsibilities, while being able to adapt to a constantly changing environment. Professionalism and a keen sense of customer service are essential, as you will be in direct contact with potential customers and will play an active part in developing our range of specialized services. 

The ideal candidate will be able to manage several files and mandates at once, have excellent communication skills in both French and English, and be motivated to achieve ambitious goals. PMML is Quebec’s leading commercial real estate brokerage firm. Founded in 2008, the company also offers commercial mortgage brokerage services. 

The company offers first-rate service to real estate investors. PMML is the only Quebec-based commercial agency with provincial reach and influence, with eight offices across the province.

 

Position: LEASING AGENT / AGENT DE LOCATION COMMERCIAL 

Location: Old Port, Montreal

Schedule: 40 hours/week Monday-Friday 8:30 AM – 5:00 PM

Status: Permanent, On-site

 

Tasks and responsibilities 

Business development: 

  • Identify new leasing opportunities: Analyze the market to identify leasing opportunities for vacant commercial units, taking into account current trends and the specific needs of potential tenants.
  • Leasing strategy development: Design and implement leasing strategies based on the property owner’s objectives and priorities, with a focus on maximizing occupancy, building economic value, and attracting quality tenants.
  • Presentation of PMML’s service offering: Present PMML’s complete service offering to potential customers, highlighting competitive advantages (database, technology) and solutions tailored to their needs.
  • Meeting with customers: Organize meetings with owners to understand their needs, present the service offering, and initiate discussions about marketing their vacant unit. 
  • Post-meeting follow-up: Ensure a rigorous and documented follow-up in the CRM after each customer meeting, answering their questions, providing additional information, and advancing negotiations through to the signing of the commercial leasing mandate. 

 

Prospect follow-up: Follow up with prospects, respond to their requests, and complete the necessary documents for leasing.

Contract negotiation: Negotiate leases in accordance with company policies.

Activity reports: Draft leasing activity reports, process lease renewal requests, and ensure appropriate follow-up, as required.

Follow-up on leasing service: Actively participate in the leasing of units, either directly or through our leasing agents, depending on properties and territories.

Real estate marketing: Participate in meetings on the development and implementation of the marketing action plan in collaboration with the internal team.

 

Skills required: 

  • Superior communication skills, both written and oral, demonstrating clarity and effectiveness in conveying information ;
  • Ability to establish and maintain positive and constructive interpersonal relationships with various interlocutors (internal/external);
  • Ability to work independently and as part of a team.
  • Ability to contribute actively to the development and implementation of innovative solutions for potential and existing customers;
  • Proactive spirit, demonstrating a proactive willingness to initiate and foster collaboration, as well as the ability to anticipate and solve problems effectively;
  • Experience in real estate leasing, ideally in the commercial sector (asset) 
  • Bilingual
